Full Planning Application for the construction of 23 Dwellings

Saddington Taylor is preparing an full planning application on behalf of Loxley Homes for the construction of 23 dwellings on land to the east of Manor House Walk and St. Lambert’s Drive, Burneston. The application site is included in the Hambleton Local Plan as Housing Allocation ref. BUR1.

Comments should be provided no later than Sunday 24th July 2022. Respondents are welcome to comment on all aspects of the proposed development.

 

 

Updated Proposals

 

Loxley Homes and Mulberry Homes Yorkshire previously proposed two developments totalling 25 dwellings on land to the east of Manor House Walk and St. Lambert’s Drive. Together, the two development sites form Housing Allocation ref. BUR1 in Hambleton District Council’s new Local Plan.

Following feedback from local residents and the Council, the two developments have now been redesigned under a single masterplan covering the entire Allocation site. Loxley Homes would now build a total of 23 dwellings, including 7 affordable houses to be delivered in partnership with Broadacres Housing Association.

Key aspects of the proposals are summarised as:

  • 23 dwellings in total.
  • 7 affordable units in partnership with Broadacres.
  • Mixture of 2, 3, and 4-bedroom dwellings.
  • Mixture of detached and semi-detached dwellings.
  • Bungalows on Plots 15, 16, and 17.
  • Access via St. Lambert’s Drive and Manor House
    Walk.
  • All dwellings to have off-street parking.
  • All dwellings to have private gardens.
  • Existing trees retained where possible.
  • New landscaping to complement existing trees and
    hedgerows.
  • Areas of public open space adjacent to site accesses

The application will seek full planning permission for the development. Respondents are therefore welcome to comment on the principle of development and any matters relating to its design including its appearance, layout, scale, and landscaping.

What Happens Next?

 

Comments will be reviewed in conjunction with the design team and a ‘Consultation Statement’ will be submitted alongside the planning application. The Consultation Statement will summarise the comments received and provide details of any design changes made in response to public consultation. It will also aim to address residents’ queries where possible. Following the receipt of a planning application, Hambleton District Council will carry out its own consultation exercise.
