Background

We are keen to hear your views on Karbon Homes’ draft proposals for the construction of 52 dwellings on land off Saxty Way, Sowerby before finalising a planning application to Hambleton District Council.

Karbon Homes’ overarching vision is to deliver a distinctive and high quality living environment, which adds to the choice and range of housing within Sowerby.  The proposed accommodation is mix of market and affordable housing that would be aimed at first-time buyers, key-workers and families. The development proposals has been designed to reflect the pattern and form of development adjacent to the site, with vehicular access from Saxty Way to the south.

A public exhibition was held on 30 October 2017 and, wherever possible, representations made in response to that consultation exercise have been taken into account.  Submission of the application has been delayed due to changes in planning policy, including publication of a revised National Planning Policy Framework, and it is appropriate to provide local residents with an update and invite new and/or additional representations.

Karbon Homes

Karbon Homes is a housing association that owns or manages over 30,000 homes across the North East of England and Yorkshire.  As a profit-for-a purpose business, Karbon Homes invests any surplus generated into improving its properties and communities, building new homes and delivering services which provide sustainable outcomes for its customers and communities.

Affordable Housing

As well as building housing for general market needs, Karbon Homes also offers a unique ‘rent then buy’ product, which helps people to buy homes they ordinarily couldn’t afford.  Karbon Homes offers the option for customers to rent a home and after 4 years occupancy to use 50% of any increased house price value as a mortgage deposit.  Alternatively, customers can pay a reduced rent (80% of market value) for 4 years and use the benefit of a 20% discount to save for a mortgage deposit.  Affordable rent and shared ownership homes will also be available.

When should I provide my comments?

Please provide your comments on the draft proposals by Friday 7 December 2018. This will allow sufficient time for us to consider your comments before finalising the planning application.

What Happens Next?

All representations received will be carefully considered. A ‘Statement of Community Involvement’ will be submitted with the planning application which provides details of all comments received and explain any design changes made in response to public consultation. Following the receipt of a planning application, Hambleton District Council will carry out its own consultation exercise.
