Full Planning Application for the Construction of 15 Dwellings & Associated Infrastructure

Saddington Taylor is preparing a full planning application on behalf of our client, Mr. Race, for the construction of 15 dwellings and associated infrastructure on land to the east of Darlington Road, Northallerton. We would welcome your comments on the proposed development prior to submitting the planning application to North Yorkshire Council.

Comments should be provided no later than Tuesday 6th June 2023. Respondents are welcome to comment on all aspects of the proposed development, including the principle of development and any matters relating to its design such as appearance, layout, scale, and landscaping.

 

 

 

Development Summary

 

The overriding objective of the application is to deliver an attractive development of market and affordable* homes in a highly sustainable location close to services and employment opportunities.

The proposed dwellings would be 2, 3 and 4 bed homes with a small number of 1 bed apartments; arranged in short terraces, semi-detached and detached plots.  The scale, layout and external appearance of the proposed dwellings would reflect the character of existing and planned properties in the local area, with vehicular access from Darlington Road.  Each dwelling would benefit from designated parking spaces and private gardens, and trees would be planted along the street frontage to create a leafy development.

The planning application will be accompanied by technical reports which address various site-specific issues including access, drainage trees, and ecology.  This information is not currently available but will be submitted with the planning application and made available for public viewing on North Yorkshire Council’s website.

What Happens Next?

 

Comments will be reviewed in conjunction with the design team and a Consultation Statement will be submitted alongside the planning application. The Consultation Statement will summarise the comments received and provide details of any design changes made in response to public consultation. It will also aim to address residents’ queries where possible. Following the receipt of a planning application, North Yorkshire Council will carry out its own consultation exercise.
