Mulberry Homes Yorkshire is seeking approval of the matters reserved by Harrogate Borough Council outline planning permission ref. 17/04308/OUTMAJ. The outline planning permission allows for the construction of up to 37 dwellings on land to the east of Laverton Lane, Kirkby Malzeard.

Following detailed design work, Mulberry Homes is proposing to deliver 33 dwellings, including 13 affordable homes in partnership with Broadacres housing association. The new homes would include a mixture of 1, 2, 3, and 4 bedroom houses with private gardens and off-street parking. This mixture of house-types would ensure that development caters for a range of different needs within the community.

The properties would be arranged in a cul-de-sac formation, with vehicular and pedestrian access off Laverton Lane, as well as pedestrian access off Back Lane. Most trees and hedgerows would be retained and would be supplemented by new planting and landscaping.

A surface water attenuation tank would be installed to help ensure that surface water drainage does not have a negative impact on the wider village.


Relevant Matters

Before we submit a planning application to the Council, we would welcome your comments on the development.  These comments should be restricted  to the reserved matters, such as external appearance, scale, landscaping and layout. The principal of development and the means of access have already been established by the outline planning permission.

When should I provide my comments?

We would like to receive your comments as soon as possible, but no later than 20 November 2020.

What Happens Next?

All comments we receive will be carefully considered and a Consultation Statement will be submitted to accompany the reserved matters application. The statement will summarise the comments received and outline any changes made in response to the consultation.
