Background
‘Saddington Taylor Planning Consultancy’ is preparing a full planning application on behalf of Yorkshire Land Limited for the construction of 24 dwellings, landscaping, and associated infrastructure on land at Main Street & Hungerhill Lane, Wombleton. The proposed development would deliver a mix of market and affordable homes that respect the form and character of the village. Access would be taken from Hungerhill Lane, whilst existing landscape features would be retained along the site boundaries. Yorkshire Land Limited is committed to delivering the highest standard of design and construction which is reflected within the proposed layout and house types. Yorkshire Land Limited are keen to hear your views on the draft proposals before finalising the application submission to North Yorkshire Council (Ryedale).
Summary of the Proposals
- 24 dwellings in total
- Mix of 2, 3, 4, and 5-bedroom properties
- A range of detached, semi-detached and terraced dwellings
- 2 market bungalows
- 8 affordable homes
- Footway to site frontage
- Extensive tree planting and landscaping
- Car parking to be provided in accordance with NYC standards.
- Separation distances from existing properties of 21m back-to-back and 12m side-to-rear achieved throughout.
- Exemplar design that reflects village character
- Traditional materials, including stone and clay pantiles, used on all house types
- Properties at Linkfoot Close, Helmsley used as a design precedent (see below)

When should I provide my comments?
Please provide your comments on the draft proposals by Saturday 8th November 2025. This will allow sufficient time for us to consider your comments before finalising the full planning application.
What Happens Next?
All representations received will be carefully considered. A ‘Consultation Statement will be submitted with the planning application which provides details of all comments received and explains any design changes made in response to public consultation. Following the receipt of a planning application, North Yorkshire Council will carry out its own consultation exercise.
