Background
‘Saddington Taylor’ is preparing a reserved matters application on behalf of Jomast Developments Limited for the construction of a food store and petrol filling station at York Road, Easingwold.
As you might be aware, outline planning permission was granted on 13 December 2023 for a mixed use development comprising a food store, petrol filing station, 45no. senior living apartments, 51no. senior living bungalows, 60-bed care home, 70 no. dwellings (extant), medical facilities, and the creation of green walking routes, public open space and local areas of play.
The proposed food store and petrol filling station represents the first phase of development. A separate reserved matters application will be submitted in 2026 for the proposed housing, care home and medical facilities.
“Reserved matters” are those aspects of a proposed development which an applicant can choose to seek approval for at outline application stage or ‘reserve’ for later determination. In this instance all matters except access were reserved at outline stage. Consequently, Jomast Developments Limited will soon seek approval of details relating to scale, layout, external appearance, and landscaping. The details of the reserved matters application must be in line with the outline approval, including any conditions attached to the permission. To this end, the proposed plans show the food store and petrol filling station in the same locations shown on the illustrative plans (see below) submitted with the outline application.

Proposed Food Store
Aldi’s proposals for a new store in Easingwold:
- An investment of £7million into the local economy
- A modern food store with a sales area of 1,228 sqm
- The provision of up to 40 full time equivalent new jobs paid at Aldi’s industry-leading rate of £13.02 per hour

- Aldi collaborates with the community engagement platform Neighbourly to combat the devastating effects of hunger and fight against child food poverty, ensuring no child goes hungry. Through this partnership, local charities, community groups, and food banks are paired with Aldi stores, allowing them to collect surplus food and perishable products up to seven days a week.
- Aldi plans to increase the amount it spends with British suppliers by £3.5bn a year by 2025.
- We are proud to accept Free School Meal vouchers for the purchase of food and groceries.

When should I provide my comments?
Please provide your comments on the draft proposals by Friday 28th November 2025. This will allow sufficient time for us to consider your comments before finalising the reserved matters application.
What Happens Next?
All representations received will be carefully considered. A ‘Consultation Statement will be submitted with the planning application which provides details of all comments received and explains any design changes made in response to public consultation. Following the receipt of a planning application, North Yorkshire Council will carry out its own consultation exercise.
